Housebuilder Newett Homes has completed the acquisition of a seven-acre greenfield site in the village of Kirton in Lindsey, paving the way for a £20m development of new homes.
The project is the first outside of Yorkshire for the privately owned, Wetherby-based developer, representing a key milestone in its long-term strategy to expand its geographical footprint beyond the region.
Located on Ings Road in the North Lincolnshire village, the site has been purchased in a deal with land promoter Strategic Land Group (SLG) and has detailed planning consent for 74 properties.
The Newett Homes development, named The Paddocks, will deliver a mix of two, three and four-bedroom houses designed to appeal to a wide range of buyers, from first-time purchasers to growing families and downsizers.
Of the 74 homes, 14 will be affordable properties delivered in partnership with Vico Homes, helping to meet local housing needs.
Set within a small, rural village, The Paddocks will offer residents a blend of countryside living with modern convenience and has been designed to reflect its surroundings, incorporating green open space, a park and picturesque views.
All homes at The Paddocks will be built with sustainability in mind, featuring solar panels, electric vehicle charging points and targeting an EPC A rating, ensuring high levels of energy efficiency and lower running costs for residents.
The acquisition represents the latest addition to Newett Homes’ growing portfolio and underlines the housebuilder’s ambition to deliver thoughtfully designed homes in desirable locations across Yorkshire and beyond.

As part of the development, Newett Homes will contribute £100,000 towards the delivery of a range of community benefits, including provisions for open space and play equipment, support for local leisure facilities and transport improvements.
Initial groundworks at the site are already underway, with the first occupations expected in December 2026.
