BRACEBRIDGE Heath’s premier new development St John’s Village is seeing its first residents move onsite since the former Grade II listed hospital closed 26 years ago.

After living in the Lincolnshire area for nine years, John Evans and his wife Paula, who has lived in the area for 30 years, are the first residents to move into the unique development.

Developer Mabec is bringing the £40 million 18 acre site back to life as it builds 106 new homes and apartments – 67 of these will be new builds.

John – who works in engineering – said he has had three properties in Lincolnshire but now feels he has finally found the perfect home at St John’s.

We were looking for a new property with the wow factor and we have found that at St John’s. We also wanted part exchange to be available so St John’s is a really good fit,” he said.

We did look at other properties in the area and a variety of new developments but I have always liked houses with a bit more character and a story to tell. We were aware of the development by Mabec at St John’s and when we went to look around the show homes on the first open day we loved the design and the history behind it.

The new builds had character, were extremely well built and the furnishings were of a very high quality. It had everything we wanted and the extra benefit of being spacious with a garage.

One of the benefits of being in the property is the terrific view from the rear garden of the hospital. As it is being refurbished, the magnificent architecture is being shown in its original beauty.

John and Paula moved into their new home in May using PartXPlus, a new part-exchange scheme on the development exclusive to Pygott & Crone in Lincolnshire, the agent who is marketing the site.

John added:

Everything so far has been excellent, we have a great rapport with the director of Mabec – Mark Elliott – and the communication has been excellent in terms of keeping us updated on the status of the development.

I’m looking forward to many happy years at St John’s.

St John’s has a special link for Paula too who is an agency nurse working in Lincolnshire. As a former hospital, St John’s used to cater for nearly 1,500 residents and staff.

Tim Downing, senior partner at Pygott & Crone, said:

John and Paula took advantage of our new PartXPlus scheme and we are pleased they are settling into their new home.

PartXPlus gives clients the opportunity to buy a property at this impressive and unique development without having to worry about the cost of marketing their existing home and speed up their purchase.

This is great news for buyers as there is no mortgage involved, no fees charged and expert advice at your fingertips.

The Mabec team have more than 50 years’ experience in property development, the last decade being dedicated to the regeneration of older buildings in the East Midlands.
